About Us
About Vanguard Environmental Services
Vanguard helps homeowners, businesses, and property professionals understand indoor environmental conditions through building science, evidence-based assessment, professional remediation, and clear education.
Healthier Buildings Begin With Better Information
Vanguard Environmental Services was founded on a simple premise: indoor environmental decisions should begin with understanding the building—not assumptions, pressure, or fear.
Water, humidity, airflow, ventilation, drainage, building materials, occupancy, and maintenance interact over time. Mold or dust may be the visible symptom, while the underlying contributor is hidden moisture, incomplete drying, condensation, or a building-system condition.
Our role is to investigate accessible conditions, explain the evidence in plain language, and develop practical next steps appropriate to the property and project objective.
Recommendations are based on documented findings and condition-specific needs—not a one-size-fits-all package.

Three Operating Principles
These principles shape how Vanguard scopes inspections, communicates findings, performs corrective work, and supports long-term building performance.
Understand the Source
Look beyond visible symptoms to moisture pathways, material conditions, ventilation, drainage, and other building contributors.
Define the Evidence
Use inspection observations, measurements, documentation, and targeted sampling when it can answer a meaningful question.
Recommend the Right Scope
Explain what is known, what remains uncertain, what work is justified, and when another qualified specialty is required.
Professional Service Without Alarmism
Environmental concerns can feel overwhelming. Vanguard’s responsibility is to reduce uncertainty through disciplined assessment, clear communication, and honest scope boundaries.
We explain observations, limitations, options, and next steps in language that property owners and project stakeholders can use.
We do not assume every property requires sampling, demolition, treatment, or the same equipment and materials.
Scopes, readings, collection locations, field observations, progress, and completion criteria are documented as appropriate to the project.
Our work draws from NORMI and IICRC education and recognized concepts from ANSI/IICRC S520, EPA guidance, OSHA requirements, and applicable best practices.
Vanguard evaluates buildings, not occupants. We do not diagnose illness, provide medical advice, or guarantee health outcomes.
Plumbing, HVAC, roofing, structural, engineering, foundation, code, and reconstruction needs may require appropriately qualified providers.
