Mold Assessments, Crawl Space Encapsulation & Air Duct Cleaning in Forest Hills, MI
Appointments begin November 17, 2026. Vanguard serves Forest Hills through our Grand Rapids service area, with a defined scope, documented findings and practical next steps.
Define the service area inside the home
When a concern spans several rooms, floors or HVAC systems, the appointment needs a defined scope. Share the approximate floor area, the spaces you want evaluated and any rooms with different odors or moisture history. This helps distinguish a focused assessment from a broader investigation.
Three services for Forest Hills property owners
Mold inspections and assessments
We review the concern and property history, evaluate accessible conditions, document moisture observations and select sampling when it helps answer a defined question. Findings and any laboratory results are interpreted together to explain reasonable next steps.
- Essentials — $399: approximately 1 hour onsite, with 2 air samples and 1 tape-lift sample.
- Limited — $699: approximately 2 hours onsite, with up to 6 air/tape-lift samples.
- Advanced — starting at $1,499 per HVAC zone: mold, mycotoxin and endotoxin assessment; approximately 2–4 hours onsite based on confirmed scope.
These introductory prices apply through December 31, 2026. The appropriate package is confirmed against the property and concern. Assessment is not a medical diagnosis or a guarantee about concealed conditions.
Crawl space inspection and encapsulation
Start with a free crawl-space inspection and estimate. We evaluate accessible moisture conditions, ground coverage, access and preparation needs before specifying the encapsulation work. Your written estimate explains liner coverage, sealing details, any drainage or dehumidification needs and separately scoped repairs.
Installation is individually quoted. Active leaks, standing water, suspected mold or structural damage may need correction before encapsulation; the free estimate is not a laboratory mold-assessment package.

Air duct cleaning
Introductory service starts at $399 for one HVAC system with up to 10 total supply and return openings, standard access and routine dust/debris conditions through December 31, 2026. Allow approximately 2 hours onsite for this base scope. We use RamAir equipment with methods appropriate to eligible duct materials and document relevant findings.
Additional systems, openings and nonstandard access are quoted separately. Internal air-handler cabinets, blowers, coils, repairs, inaccessible components and mold remediation are excluded unless separately scoped and authorized.
Planning your Forest Hills appointment
- Send the property address, service requested and a brief description of the concern.
- We confirm coverage, access, scope and the appropriate appointment length.
- Receive the agreed service and documentation, with any additional work identified separately.
Appointments are offered between 8 a.m. and 6 p.m. Eastern on available service dates, beginning November 17. Availability varies; an inquiry does not reserve a time. Advanced assessments and encapsulation installations require scope review before scheduling.
Do I need an Advanced assessment for a larger home?
Size alone does not determine the package. The areas of concern, HVAC zones, access and testing questions determine whether Essentials, Limited or a separately scoped Advanced assessment fits.
